Award-winning Jura house with horse stables and first-class indoor riding arena - History:

The farm is located in a small, idyllic village, which was established in the Middle Ages by the Count of Pappenheim as a village of woodland hooves with 12 original fiefdoms. To this day, the original structure and character of the village has been largely preserved in its seclusion.

Information: The house - architectural monument

- The stately Jura farmhouse was built in 1885 as a residential stable house and was completely renovated in 1997 according to building biology criteria to create a particularly individual residential building, for which it received an award from the district of Middle Franconia in 1998 for its exemplary renovation.
- The almost complete historical substance was largely preserved and restored, e.g. windows, stairs, floorboards, floors, stencil paintings, door leaves and frames.
- Modern living comfort was carefully added to the historic charm, e.g. underfloor and wall heating, country-style carpenter's kitchen and much more.
- The façade was plastered by hand with pure lime plaster, the plaster inside was largely preserved.
- There is a rainwater cistern and a gray water system.
- There is a restored, historic cast-iron tiled stove in the parlor and a brick fireplace in the living room.
- The central heating is connected to the local heating system.

Further information: The horse farm

- The historical substance of the farm complex and the outbuildings was largely preserved during the complete renovation. Various renovations were carried out on the stables and barn. These included work on the roof trusses, roofs and facades in 2020.
The horse facility with indoor riding arena was integrated into the historic farm complex in 1997.
- The indoor riding arena, built in 2017, with 20 x 40m hoofbox and vestibule is equipped with a grandstand, a watering system, a washing area, a solarium and much more. The riding arena floor has a separation layer with Ecoraster and fleece.
- A round pen with a diameter of 15m is located in front of the riding hall.
- Current horse keeping: 2 open stable herds with hay feeding stations and lying areas, 4 window boxes, 2 indoor boxes, 2 paddock boxes. Expansion reserve available.
- The PV system with electricity storage was installed in 2020.
- The rainwater from the indoor riding arena is used for irrigation. It is collected in a cistern and the surplus seeps away via a trench.
- Every year, falcons raise their young in the incubator in the barn.

Notes:

- If required, additional land can be purchased nearby: approx. 0.8 ha of woodland and approx. 2.2 ha of meadows.
- Currently, approx. 8 ha of meadows are used as paddocks and for hay production.
- The agricultural machinery and equipment can also be purchased.

Philosophy of the farm:

- The horse area was designed to do justice to the individuality of each horse.
- This has created the basis for non-verbal herd language horse training, based on respect and genuine communication with the horse as a partner.
- The prerequisite for this is optimal, species-appropriate horse husbandry with various forms of husbandry, which was the focus of the previous owners.

Location and place description:

The farm is located in the popular Altmühltal Nature Park vacation region in the Munich-Nuremberg-Augsburg triangle, in an idyllic village that belongs to the enchanted historic town of Pappenheim an der Altmühl, with its count's seat, its 2 castles and a fortress.

Kindergartens and elementary school are in neighboring villages.
Grammar schools and other secondary schools in the nearby towns are served by school bus.

Daily shopping can be done in Pappenheim, approx. 9 km away.
